<p>The United States Bureau of Labor Statistics anticipates the employment of property managers to increase by 15 percent between 2006 and 2016. With this great paid career, why is it that many people don’t know what a property manager really does?<br />
A property manager’s main job is to oversee the day-to-day operations of commercial and residential facilities. By performing duties to keep everything running smoothly within a facility, it is the property manager’s job to report everything back to the property owner or to the senior manager within a property management firm.</p>

<p>It is the property manager’s responsibility to advertise the property, and to maintain a low vacancy rate. Other responsibilities would include; showing the place, and approving or denying tenants, collecting rent from tenants, and enforce the terms of a lease. They provide customer service, and resolve any issues or complaints that might come up.</p>
<p>Other than managing with the tenants directly, property managers are in charge of coordinating all facilities maintenance; they manage all vendor relationships and routinely inspect his property for damages. They are also employed to create and maintain all financial records for their facility, regularly reporting to senior management or the property owner.</p>
<p>Independent owners may also want to hire on property managers to oversee their estate. Government agencies at the local, state and federal level employ property managers. Additionally, nonprofit organizations employ property managers to oversee their various facilities. There are many needs for property managers in today’s fast paced economy.</p>

<h2>How Does One Become A Property Manager?</h2>

<p>To become a property manager, the successful candidate must possess a high school diploma or equivalent. Many employers prefer to hire property managers who have earned four-year degrees. Additionally, candidates wishing to pursue a career in the feel may find it helpful to become licensed real estate brokers. Requirements to become licensed vary by region, so its always smart to research before applying.</p>
<p>Most companies will allow you to apply or post your resume directly with them. Many roles can be found posted in the classified section of the newspaper or online at job posting sites. Professional organizations such as the National Property Management Association and the National Association of Residential Property Managers provide resources, networking opportunities and niche industry specific job boards for prospective candidates.<br />
To successfully work as a property manager, candidates must have strong communication and interpersonal skills.</p>
<p>They will be dealing with property owners and tenants within both residential and commercial environments. Being able to interact seamlessly with people of all demographics and must also be organized in all situations. Quick decision making and problem solving skills are also a must for anyone interested in becoming a property manager.</p>

You also cover the floor with newspapers and seal them with a painter&#8217;s blue tape. Then, on the second day you ready the tools that you will need and start painting. Of course, you must also wear an attire that fits your painting task such as a pair of old working jumpers and working boots.</p>
<p>Second, you should know the tools that you will need in painting. The common tools that you should prepare are the paints, bristle and roller brushes, paint container, and painter&#8217;s blue tape. Among the common necessary tools, the paint is the most important. There are many types of paint, in which each type is used in a particular type of wall finish such as wooden-finish or concrete-finish. So, you must know what type of wall and ceiling finish you have in your house so that you will be able to select what paint you must use. Also, the paint to be used has to be diluted with a thinner. For concrete walls and ceilings, oil-based paint with a turpentine as a thinner can be used, as well as latex paint with water as a thinner. For wooden walls and ceilings, enamel paint is usually used. You have to make sure that you do not assume you already know what paints to buy. You must also ask for the assistance of the hardware staff, because usually you do not only need a paint and a thinner, but also a primer.</p>
<p>And last but not the least, you have to know some simple techniques on interior home painting. One of the most important techniques in painting that every beginner must know is that you direct your roller paint brush or bristle brush in one direction only, so that you achieve a uniform paint coverage in your wall or ceiling. There are really times that you either drip the paint to an excluded area or paint outside the coverage of your wall or ceiling which is really normal for beginners like you. You just do your best in this task and enjoy what you are doing, because you would be happier with the result once you are finished painting.</p>

License Requirements for Home Improvement Contractor:</p>
<p>•Applicant for a Maryland Home Improvement contractor’s license must provide proof of 2 years of work experience in home improvement work, construction, and/or related education.<br />
•Applicants must provide proof of financial solvency based on the scope and size of their business in relation to total assets, liabilities, credit rating, and net worth. An applicant that submits a surety bond to meet the financial solvency requirement must submit a bond in the amount of $20,000.<br />
•If a contractor is representing a corporation, articles of incorporation and a certificate of good standing from the Department of Assessments and Taxation must be submitted (www.dat.state.md.us).<br />
•A contractor using a trade name must first check with the Commission to make sure the name is available for use with the Commission and then register the name with the Department of Assessments and Taxation. A certificate of trade name registration must be submitted with the license application.<br />
•Proof of current $50,000 liability insurance must be filed with the application for original licensure and at renewal. Contractors must give the Commission notice of cancellation of liability insurance at least 10 days before the effective date of the cancellation.<br />
*There is no statewide testing for Commercial and Residential Builders in the State of Maryland.</p>
<p>To work as a Commercial Contractor you must register with the city/county in which the company resides. It is advisable to pass the Maryland Home Improvement exam then acquire the registration from your city/county. This will allow you to work throughout the state. Also, to work as a Maryland Residential Builder you must register with the State Attorney General’s Office, you will have to show proof of liability insurance and pay $300 in fees.</p>
<p>*The Home Improvement Commission has a Guaranty Fund established by assessments to contractors. The Fund compensates homeowners for actual monetary losses due to poor workmanship or failure to perform a home improvement contract for work done only by licensed contractors. Each licensed contractor is covered by the Fund for up to $100,000 for all claims.</p>
<p>Scope of Work:  The Maryland Home Improvement license allows the licensee to alter, remodel, repair, or replace a building or part of a building used as a residence. Home Improvement also includes work done on individual condominium units. It does not include work done on apartment buildings that contain 4 or more single family units or work done on commonly owned areas of condominiums.</p>
<p>Applications:  To apply, contact the Maryland Home Improvement Commission at 1-410-230-6309.</p>
<p>•The average processing time on applications is 8 weeks.<br />
•The original license fee for an active Home Improvement contractor is $325. The renewal fee for an active Home Improvement license is $304.61.<br />
•The original license fee for an active Subcontractor license is $125. The renewal fee for a Subcontractor with an active license is $125.<br />
•The original license fee for an active Sales license is $75. The renewal fee for a Sales license that is active is $75.<br />
For license issued prior to July 1, 1999 each licensee was issued a personal renewal date from which the license must be renewed every 2 years.</p>
<p>For licenses issued after July 1, 1999 the license period is 2 years from the date of issuance of the original license.</p>
<p>The Home Improvement Commission meets the 1st Thursday of each month.</p>
<p>•There is a $50 fee to place a license on inactive status. Persons holding an inactive license cannot enter into home improvement contracts or perform any home improvement work.<br />
•The fee for an original inactive Home Improvement license is $162.50. The renewal fee for an inactive Home Improvement license is $112.50.<br />
•The fee for an original inactive Subcontractors license is $112.50. The renewal fee for an inactive Subcontractors license is $62.50.<br />
•The fee for an original inactive Sales license is $87.50. The renewal fee for an inactive Sales license is $37.50.<br />
•To change from an inactive status to active status there is a $10 reactivation fee for all licenses.<br />
Contractors must also submit a credit report, proof of liability insurance and $75 for the Guaranty Fund renewal assessment.</p>
<p>Reciprocity:  Maryland has no reciprocal agreement with any other states for this license.</p>

<div>The bathroom can be one of the most difficult rooms in the house to navigate using a wheelchair. Bathrooms are generally small, and the equipment inside them is not accessible to many wheelchair users. In order to modify your bathroom and make it wheelchair accessible, you will have to alter most of the room&#8217;s components. To do this it is best to hire a professional contractor with experience in handicap modifications.</div>

<div><strong>Make Your Bathroom Handicap Accessible</strong></div>
<div>1.</div>
<div>Step 1</div>
<div>Widen the doorway. A wheelchair needs a door width of at least 32 inches in order to fit straight in; if the doorway is positioned in a way that the wheelchair user has to turn the chair in order to enter it (such as being located in a narrow hallway), then the door needs to be 36 inches wide.</div>
<div>2.</div>
<div>Step 2</div>
<div>Modify the bathtub and shower. If the handicapped person using the bathroom is confined to a wheelchair, a roll-in shower provides the most accessible option. For a roll-in shower, the wheelchair user uses a special waterproof shower chair and rolls it directly into the shower. This means that the shower floor must be flush with the bathroom floor and angled downward toward a drain. The walls should have support handles installed, and the water controls need to be low enough to reach from a chair and also accessible from the outside of the shower.</div>
<div>If the handicapped person is able to stand for short periods, a regular shower can work if you install a shower seat or bench and hand rails inside. A tub with a walk-in door and a bench seat can also be useful in this situation.</div>
<div>3.</div>
<div>Step 3</div>
<div>Adjust the sinks. The height of most sinks can make them difficult to reach from a seated position. Lower your sinks and take out the under-sink cabinets so the wheelchair user can roll up closer to the basin. Adjust the position of the faucets so they can be reached from the front of the sink, or install a pedal operation for water usage.</div>
<div>4.</div>
<div>Step 4</div>
<div>Raise the toilet. The height of a toilet can be too low for wheelchair users. Raising the toilet a few inches can make it easier to transfer from wheelchair to toilet seat. You can also use a higher toilet more easily from a specialized shower/toilet wheelchair. Next to the toilet seat, install a grab bar on the wall for support.</div>

In order to modify your bathroom and make it wheelchair accessible, you will have to alter most of the room&#8217;s components. To do this it is best to hire a professional contractor with experience in handicap modifications.</p>

Make Your Bathroom Handicap Accessible</p>
<p><strong>Step 1</strong><br />
Widen the doorway. A wheelchair needs a door width of at least 32 inches in order to fit straight in; if the doorway is positioned in a way that the wheelchair user has to turn the chair in order to enter it (such as being located in a narrow hallway), then the door needs to be 36 inches wide.</p>
<p><strong>Step 2</strong><br />
Modify the bathtub and shower. If the handicapped person using the bathroom is confined to a wheelchair, a roll-in shower provides the most accessible option. For a roll-in shower, the wheelchair user uses a special waterproof shower chair and rolls it directly into the shower. This means that the shower floor must be flush with the bathroom floor and angled downward toward a drain. The walls should have support handles installed, and the water controls need to be low enough to reach from a chair and also accessible from the outside of the shower.<br />
If the handicapped person is able to stand for short periods, a regular shower can work if you install a shower seat or bench and hand rails inside. A tub with a walk-in door and a bench seat can also be useful in this situation.</p>
<p><strong>Step 3</strong><br />
Adjust the sinks. The height of most sinks can make them difficult to reach from a seated position. Lower your sinks and take out the under-sink cabinets so the wheelchair user can roll up closer to the basin. Adjust the position of the faucets so they can be reached from the front of the sink, or install a pedal operation for water usage.</p>
<p><strong>Step 4</strong><br />
Raise the toilet. The height of a toilet can be too low for wheelchair users. Raising the toilet a few inches can make it easier to transfer from wheelchair to toilet seat. You can also use a higher toilet more easily from a specialized shower/toilet wheelchair. Next to the toilet seat, install a grab bar on the wall for support.</p>

Making the room more attractive and appealing for all the family members is great, but making it more convenient in which to work will make it even better.</p>
<p>After several years of looking at the same old kitchen cabinets, counter tops and appliances, it may be time for a kitchen remodel to update the most used room in the house. While many will consider a fresh coat of paint a good first step, ask the person who uses the room the most for opinions. They will know how extensive the kitchen remodel needs to be to make it more attractive and more user-friendly. </p>
<p>Making the room more attractive and appealing for all the family members is great, but making it more convenient in which to work will make it even better. Organizing the cabinets and appliances to be within reach for the job being performed can almost make kitchen duties fun. During a kitchen remodel, replacing or refinishing cabinets and counter tops can make a lasting impression, but do not forget the kitchen flooring, making sure it matches the new color scheme. </p>
<p>If the decision is made to also replace the counter tops, consider replacing the sink and faucets as well. A scuffed sink with tarnished fixtures will stand out like a sore thumb, especially following an extensive kitchen remodel. Replacing hardware on refinished cabinets can also add to the new look. </p>
<p>Organizing Appliances To Existing Space </p>
<p>Simply because a stove or refrigerator has always been in a particular position, does not mean it cannot be moved. About the only rule in appliance arrangement during a kitchen remodel is to separate the stove from the refrigerator by at least one cabinet and try to keep the stove away from the sink. Heat from the stove may cause refrigeration problems and water from the sink splashing on the stove is never a good thing. </p>
<p>Other than those guidelines, the kitchen remodel can be done to make living more convenient for everyone. Ideally, the refrigerator is typically placed close to a door and a counter to make putting groceries away more convenient, taking less steps from the car to the unit. There is some debate on whether dishes should be stored over the dishwasher for convenience when putting them away, or near the stove for the convenience when serving meals. </p>
<p>Silverware and pots and pans are other items that can cause dissent, but pots and pans will normally be located near the stove or oven and silverware closest to the dishwasher for putting them away. These are all things that can be planned out before performing the kitchen remodel to make sure everything has a place and it is convenient to keep everything in its place. </p>
